Builders Cleaning
Builders cleaning or construction cleaning is a specialised area of commercial cleaning. Building sites, post construction, can be a real challenge to clean up as surfaces on fixtures and fittings are new and need to be treated with great care. If surfaces haven't been covered then it's critical that the cleaning team know exactly how to restore those surfaces to their 'as new' state.
Professional Builders Cleaners in Brisbane
Knowing the best way to clean off building residue is critical to ensure that surfaces are not scratched or damaged in the cleaning process. It's not uncommon to have paint, plaster, sealants, cement and general dust and debris on new surfaces. This is very likely if they have been unprotected during construction. Having a team of commercial cleaners who know how to clean a building site is critical to avoid costly damage as a result of poor cleaning practises.
The Secret is to Be Prepared
The secret to reducing the cost of the final, 'post construction' or 'builders clean' is to prepare the site to minimise the impact of the construction on both internal and external surfaces. A site that has been poorly prepared will generally result in an excessive bill for the final clean and that is generally unexpected by the builder. We observe both well prepared and poorly prepared sites when assessing for the final clean prior to handover of the site. Building sites are generally very busy places, particularly where a job may be getting close to its final stages. Toward the end it is not uncommon to have perhaps 6 different trades all working in the same area. All have their own goals to get the job finished and often with little regard for the work that others may have performed earlier in the construction phase. It's not uncommon to see finishing trades such as painters, brushing and rolling directly over very expensive bench tops and timber flooring. All done without drop sheets. The result is the need to spend a significant amount of time, carefully cleaning and removing dried hard paint droplets from very expensive surfaces. The challenge here for the cleaning team is to avoid scratching surfaces when removing these residual building materials. All this can be significantly reduced and avoided if care is taken early in the construction and an ivestment made in protective materials.
Here is what a poorly prepared site could look like
- No plastic covering laminate bench tops and cupboards
- No protective covering over carpets and hard floors including vinyl, timber and floating floors
- Glass left unprotected
- Failing to stage the cleaning process during the build and leaving it all to the end.
The well prepared site looks like this
- All benchtops and cupboard surfaces to be protected with a good quality, durable plastic material
- Flooring to also be covered with an inexpensive protective layer that can be disposed of at the end of the build
- Regular inspections of protective coverings to ensure that they have not been penetrated
- Make trades accountable for their actions during the build
